General
Claire Bretten & Edward Deane are The Owners of the property. The contract is between The Owners of the property and the person making the booking (hereinafter referred to as The Guest).
Acceptance of bookings is at the sole discretion of The Owners.
The check-in date is the first day of the booking.
Deposits
2024 and 2025 bookings - No deposit required for direct bookings on www.casadeolivos.com
2026 bookings - All bookings require a 20% deposit to be paid at the time of the booking.
Bookings made on the Casa de Olivos website are confirmed to The Guest by a confirmation email sent after completing the booking process and the payment of the deposit.
Balance payments will be due on arrival, but may be settled earlier at The Guests discretion. If full payment is not received on arrival, then the booking may be cancelled by The Owners and the deposit will be forfeit.
Cancellations and Amendments
Should it be necessary to cancel or amend your reservation, please contact us by email as soon as possible.
For 2026 bookings
- Bookings cancelled upto 14 days before the date of arrival will have their deposit refunded in full
- Bookings up to 7 days before the date of arrival will be subject to 50% of the deposit monies being refunded
- Bookings cancelled less than 7 days before the date of arrival will not have any deposit refunded
- No-shows will be charged for a one-night stay, or 20% of the total booking, whichever is the greater, in addition to the retained deposit. Guests who have not checked in by 22:00 on the date of arrival will be treated as no-show unless prior arrangement has been made.
We will do our best to accommodate amendments especially when they are given with more than 14 days notice. Amendments less than 14 days from check-in may, at the discretion of the owners, be treated as cancellation and re-booking, and will be charged accordingly.
Damages and Keys Deposit
A 100€ cash deposit is required for each apartment, payable on check-in. Prior to check-out The Owners will inspect each apartment for damages or loss. On departure the deposit is returned following a satisfactory inspection. Otherwise the deposit will be retained (or part of) to cover the cost of any replacement or repairs required.
Lost keys will be charged at 100€ per set. Any sets of keys supplied to guests on check-in must returned on check-out.
In the event that an apartment is vacated in an unreasonably dirty or foul state, or where items have been removed, damaged or broken, The Owners reserve the right to take reasonable steps to recover the costs of cleaning, repair and replacement from The Guest. Reasonable wear and tear is excepted.
Eligibility
Adult only accommodation for standard bookings.
Bookings will not be accepted when the person making the booking is under 18 years of age.
Casa de Olivos is not a venue for stag or hen parties or similar, and The Owners reserve the right to refuse entry to guests who appear to intend to use the premises for such a purpose.
Group bookings must have an adult age 25 or over.
Exclusive or whole venue bookings allow children 12 years and over of age on the day of check-in.
Guests under the age of 16 must stay in an apartment with at least one adult over 18 years old.
Special Needs and Requirements
If you or any members of your group have a disability or have a specific need, please contact The Owners in writing before making your booking and we will advise as to the suitability or otherwise of the accommodations. Where we can reasonably do so, we will endeavour to make arrangements that fit your needs.
We have made every effort to make Casa de Olivos accessible to all, however the site is sloping and has a gravel driveway.
If, acting reasonably, we feel unable to confirm the chosen accommodation fits the needs of the person(s) concerned, we will not confirm the booking, and any deposit monies will be refunded.
The Owners are unable to take any responsibility for the lack of suitable facilities without knowing your requirements in advance.
Arrival and Departure
Tenancies commence at 3pm on the first day and terminate at 11am on the day of departure. Earlier check-in and later check-out times may be available upon request, at the sole discretion of The Owners.
Parking and Access
There is on-site parking for up to 2 vehicles per apartment. If you plan to arrive in a large vehicle or towing a trailer, please contact us in advance so we can advise as to the suitability of the vehicle, and advise suitable access.
Smoking
The apartments are strictly non-smoking. Where smoking is evident in an apartment The Owners reserve the right to impose an additional cleaning charge of up to €200 per apartment.
Smoking is permitted in the outdoor areas, and ash trays are provided on request.
Pets
Guests pets (or hunting dogs) are not allowed on the premises. Guests arriving with animals will not be permitted to check-in and Casa de Olivos reserve the right to retain any deposit or balance payments made for the booking.
Towels & Linen
Towels and bed linen are included in the published rate and a complimentary change of towels and linen is available on request for stays of 4 nights or more.
However Casa de Olivos housekeeping policy is to carry out a change of linen after every 7 nights.
We provide a face flannel, hand towel and bath towel for each person, and also a pool towel. Each bathroom has one bath mat. Each kitchen has two tea-towels and one hand towel. These towels are provided for the use of guests at the property only.
Beach towels are available on request. Please ask at the property.
Provisioning
Each apartment will be provisioned including the following:
The outdoor kitchen includes a set of barbecue tools, paella pans, a reasonable supply of firewood, and cleaning equipment.
Power and water
All reasonable costs of gas for cooking and heating, as well as running hot and cold water, electricity and broadband usage will be met by The Owners. The site is off-grid, and electricity is supplied by a photo-voltaic solar system. Whilst this has been scaled with full occupancy demand in mind, The Owners reserve the right to ask Guests to limit the use of certain high-current electrical devices to day-time only, or for limited periods.
Local Experiences
Any external experience packages booked by Casa de Olivos for the guest, are payable by the guest direct to the 3rd party supplier.
Obligations of the Guest
The Guest accepts that they agree:
Non-availability of property
If for any reason beyond the owner's control the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the guest shall be refunded in full.
Liability
The owners shall not be liable for any loss or damage which the guest or any other person may suffer arising out of or in respect of any letting.
Breach of Contract
If there is a breach of any of these conditions by the guest or any of their party, the owners reserve the right to re-enter the property, and require the guest and their party to leave, and may forfeit their advance payments and or deposits.
Governing Law
The contract is governed by Spanish law.
Faults or Breakages
We endeavour to prepare and maintain the accommodation and communal areas to a high standard. However, if a problem does arise please advise us immediately. Every effort will be made to assist you.
If something breaks or becomes faulty during the holiday please advise the owners immediately - this will give us time to remedy the problem for the current guests and before the next guests arrive.
Complaints
The Owners strive to offer every Guest a pleasant and enjoyable stay. Should you have a problem on your holiday, it is a condition of booking with us that you must report it to The Owners at the earliest opportunity. Any verbal notification must be confirmed in writing as soon as possible. The accommodations are provided with Complaint Forms.
The Owners must be given the opportunity to resolve any issues brought to our attention and allowances be made by you for any local conditions regarding the reasonable amount of time taken to rectify the problem. It is not acceptable to make a serious complaint after you have left the property when The Owners were not clearly made aware of the severity of your concerns. It is therefore extremely important that if you have a complaint that is seriously affecting your holiday enjoyment, you must make The Owners aware of your concerns as soon as possible.
If The Owners are denied the opportunity of investigating the complaint within a reasonable time or denied the opportunity to put matters right during the holiday, then this may reduce or extinguish any rights you have to claim compensation from us.
